What we handle

Everything the house needs.

01

Alojamento Local licensing

Registration, municipality, tax office, ASAE. Renewals and inspections. Your signature, the rest is ours.

02

Airbnb, Booking and direct bookings. A calendar kept current, prices tuned to the season and the demand, every review answered.

03

Guests

Selection, conversation, oversight. Guests who treat the house as their own and who come back.

04

Maintenance

Cleaning, garden, pool, small repairs. A fixed team. The same people every month.

05

Report

One page each month. Who stayed, what was done, what we recommend for the next season. In writing.

Where we work

Across the Alentejo.

We manage houses across the whole Alentejo, coast to interior, and in the Algarve near the border. We do not manage from afar: the team knows the house and stays close to it.

One house

Courtyard of Solar do Alentejo, a licensed holiday house in Cercal do Alentejo, with blue window frames

Solar do Alentejo, Cercal

We took the house standing, with the inside still to be done. In a few months it was ready to receive guests, in running order, and paying its own way.

01

Plan and works

Architectural plan. Engineering. Interior design. Licensing. Professional photography.

02

Team and day-to-day

Full cleaning between stays. Fresh linen. House checked before every arrival. Twenty-four hour cover.

03

Guests

Each guest is followed through. Pastel de nata on arrival. Returning guests have their own corner of the house.

04

What's next

With the house running, we go back to the start. Architectural plan to add rooms. Engineering. Licensing. The same support as on day one, now to grow.

05

The house in its place

Partnerships with local restaurants. Breakfast at the village café. Surf lessons. Jeep tours. Bicycles.

Each house gets the plan it needs. Some more, some less. The goal is an operation that pays its own way, in the form the owner prefers.

Questions owners ask

Before you write to us.

What does the management cost?

The conditions come in the plan for each house, once we know it. There is no price list: every house is different.

Does my house need an Alojamento Local licence?

Yes, to host guests. We handle the registration and whatever the municipality asks for. If the house is already licensed, we check it is in order.

What if the house needs works?

We coordinate light works with architects and interior designers. Ruins and full rebuilds are out of scope, for now.

The house is already on Airbnb. Does this make sense?

Yes. We start with an audit of the listings, the pricing, the calendar and the reviews. Then the plan.

Can I keep using the house?

Yes. You agree the dates you want with us, and the house hosts guests in the months you are not there.

Where do you work?

Across the whole Alentejo, coast to interior, and in the Algarve near the border.
